B.C. Fire Code Requirements

The following require annual inspection and maintenance by a qualified contractor:

  1. Sprinkler System
  2. Fire Alarm System
  3. Emergency Lighting & Exit Signs (Tenant Responsibilty)
  4. Portable Fire Extinguishers (Tenant Responsibility)

AND, Every 5 Years Sprinkler Systems require the following additional maintenance and Inspections:

  1. Fire Department Connection requires 5 Year Hydrostatic Test for 2 hours
  2. 5 Year Internal Assessment of Sprinkler Piping (visual check to see if there is debris build-up in the pipe. If so, system gets flushed)
  3. 5 Year Internal Inspection of the Backflow Prevention assembly (double check valve on Sprinkler intake)
  4. 5 Year Sprinkler Gauge Replacement
